Oboko is an integrated property listings and apartment booking platform that allows property owners, landlords, and agents to list properties for rent, sale, or short stays, while enabling users to discover, compare, communicate, and book verified properties across Africa. Oboko acts as a technology platform and is not a property owner, real estate agent, or broker unless explicitly stated.

2. Eligibility

To use Oboko, you must:

• Be at least 18 years old
• Have the legal capacity to enter into a binding agreement
• Provide accurate and complete information when creating an account

We reserve the right to suspend or terminate accounts that do not meet these requirements.

3. User accounts

When you create an account on Oboko, you agree to:

• Provide truthful and up-to-date information
• Keep your login credentials secure
• Be responsible for all activities conducted under your account

Oboko is not responsible for losses caused by unauthorized access resulting from your failure to safeguard your credentials.

4. Property listings & verification

• Property listings are provided by landlords, owners, or agents.
• Oboko takes reasonable steps to verify properties, but does not guarantee the absolute accuracy of every listing.
• Property details, pricing, availability, and amenities are the responsibility of the listing provider.

Users are encouraged to review all property details carefully and communicate with agents before booking or committing.

5. Bookings & transactions

a. Bookings

• Bookings for short stays or rentals are subject to availability and confirmation.
• Once a booking is confirmed, it becomes binding under the stated terms.

b. Payments

Payments are processed through secure third-party providers such as Paystack. Oboko does not store full card or bank details. Prices displayed may include service fees, which will be clearly shown before checkout.

6. Cancellations & refunds

• Cancellation and refund policies vary by property and will be clearly displayed before booking.
• Users are responsible for reviewing cancellation terms before completing a booking.
• Oboko may assist with disputes but does not guarantee refunds outside stated policies.

7. Reviews & user content

Users may submit reviews, ratings, messages, and other content on Oboko. By submitting content, you agree that:

• Your content is truthful and based on real experiences
• Your content does not contain offensive, false, or unlawful material
• Oboko may moderate, hide, or remove content that violates these Terms

Only users with verified bookings may leave reviews.

8. Communication & chat

• Oboko provides in-app messaging to facilitate communication between users and agents.
• Messages should remain professional and relevant to property-related discussions.
• Abuse, harassment, or fraudulent communication may result in account suspension.

9. Prohibited activities

You agree not to:

• Post false or misleading property information
• Engage in fraud or impersonation
• Circumvent Oboko’s payment system
• Use the platform for unlawful purposes
• Attempt to access restricted systems or data
• Harass or abuse other users

Violations may result in suspension, termination, or legal action.

10. Intellectual property

All content on Oboko; including logos, designs, text, graphics, and software is the property of Oboko or its licensors. You may not copy, reproduce, modify, or distribute any content without prior written permission.

11. Limitation of liability

To the maximum extent permitted by law:

• Oboko is not liable for losses arising from property conditions, cancellations, disputes, or third-party actions.
• Oboko does not guarantee uninterrupted or error-free service.
• Users engage with property owners and agents at their own discretion.

12. Account suspension & termination

Oboko reserves the right to:

• Suspend or terminate accounts that violate these Terms
• Remove listings or content that breach platform policies
• Restrict access without prior notice in cases of serious violations

13. Privacy

Your use of Oboko is also governed by our Privacy Policy, which explains how we collect, use, and protect your data.

14. Changes to these terms

We may update these Terms from time to time. Changes will be communicated via the platform, and continued use of Oboko constitutes acceptance of the updated Terms.
